Roof repair and rebuild

Roof repair and rebuild, to the scope your insurer approves

Tile, shingle and flat roofs. We write the scope to match the damage we find, so you and your insurer read the same list.

Each kind of roof fails its own way: tiles crack and slide, shingles lift and tear, flat roofs pond and split. We find the damage, say whether a repair or a full re-roof is the honest answer, and put it in writing.

Miami-Dade is in the High-Velocity Hurricane Zone, which sets strict rules for how roofs are fastened and which products can be used. The permit inspection checks it.

What's included

  • Tile, shingle, flat and metal roof repairs

  • Full re-roofs

  • Underlayment and flashing

  • Decking replaced where it is wet or rotted

  • The permit and the inspections

  • A magnet sweep of the yard for nails

A stucco house under construction with roof tiles staged in rows on the roof deck

What changes the cost

We name each one in the estimate.

  • How much is damaged

A few tiles, one slope or the whole roof.

  • The material

Tile, shingle, flat membrane and metal cost and last differently.

  • The decking underneath

We can only see it once the roof is open.

  • Permit and inspection

County-approved products and the fees for the permit.

How it goes

How a roof job goes

  1. 01

    Step 1: Inspection

We look from the ground, from the roof where it is safe, and in the attic.

  2. 02

    Step 2: Scope in writing

Repair or replace, by slope, with photos.

  3. 03

    Step 3: Permit

We pull it and give you the inspection dates.

  4. 04

    Step 4: Tear-off and dry-in

Old roofing off and the roof covered the same day.

  5. 05

Step 5: New roof and final inspection

The inspector signs off and we sweep the yard.

Permits and rules

A re-roof and most repairs need a permit in Miami-Dade, and the work is inspected. We pull the permit, and its cost has its own line on the estimate.

Roofing products here need a county approval. We use only approved ones and show you the product sheet on request.

Questions

Common questions

Repair or replace?

If the damage is limited and the rest of the roof is sound, a repair is honest and cheaper. If it is not, we say so and show you why.

Will my insurer pay for a new roof?

That depends on your policy and the adjuster's findings. We write the scope for the work and you decide what to send.

How long does a re-roof take?

The crew's days are only part of it. Permits and inspections set the calendar, and we give you the dates in writing.

Will you walk the roof with my adjuster?

Yes, if you ask. We point out the damage and answer questions.

Not sure if it is a repair or a re-roof?

Send photos from the ground. We'll tell you what we would look at first.
